Catalyst performed major renovations and additions on this 170,000 SF building to create build-to-suit spaces for two industrial tenants.  Building renovation included gutting and demising the existing building into two tenant spaces, construction of 27,000 SF of office space, and major renovation to existing plumbing, HVAC, sprinkler and electrical systems. As part of electrical upgrades, a new 1,600A/480V electrical service with new main switchgear was installed for each tenant.  Building construction also included a new drive-in door with ramp, new roofing on portions of the building, and significant site improvements. In addition to being the Co-Owner/Developer on this project, Catalyst served as the general contractor for the construction, which included contracting with and directly managing several dozen subcontractors. The $6 million addition/renovation project was completed in multiple phases to meet tenant occupancy requirements between March 2020 – July 2021.
