This LERTA-approved Class A industrial building is well situated right at Exit 286 of the Pennsylvania Turnpike where it intersects Rt. 222, in the heart of Lancaster County. The 117,000 SF precast concrete warehouse was strategically constructed on 13 acres of difficult terrain in East Cocalico Township housing 123 passenger car parking spaces, 15 dock trailer positions, 20 trailer parking spaces, and a drive-in ramp. Due to unfavorable existing soil conditions prior to building construction, ground improvement of the building pad was performed via more than 1,200 rammed aggregate piers, varying from 12 to 20 deep beneath building foundations and across the building footprint. The building has a 36' clear height, is constructed of a structural steel frame with 9" thick insulated precast concrete panels for exterior walls, and was 100% stabilized in January 2024.
