Catalyst purchased this existing warehouse on an 8.4 acre property in New Britain Business Park with investors through a single-purpose entity. Prior to closing, this 101,000 SF warehouse building was leased to PDM/Durapods, the second facility Catalyst has leased to this manufacturing tenant. Catalyst managed building renovations and upgrades which included select demolition, new 1,600A/480V electrical service and distribution, new fire alarm and security systems, new LED high-bay lighting throughout the warehouse, a new 14x26' drive-in door, and construction of approximately 10,000 SF of new office space for PDM/Durapods. Catalyst's team also took the property through a land development approval process with New Britain Township for added parking and truck access, and managed the construction of a new parking lot and associated storm sewer improvements while the building was occupied.
